SC Residences is an upcoming branded residence by SC Asset, set on a rare plot on Rama IV Road directly opposite Lumpini Park in central Bangkok. The project comprises a single tower of 32 storeys holding only 85 residences, a low density for a site of this scale and one that reflects the developer's positioning of the project within its luxury portfolio.

Design Concept

The project introduces a new branded residence concept for SC Asset, developed in collaboration with an external brand partner. The architectural approach prioritises the site's defining asset, which is the uninterrupted outlook over Lumpini Park, with residences planned to hold park views across the primary living areas.

Interior planning reflects the scale of the units rather than the conventions of a standard condominium. Floor areas from 200 square metres upward allow for properly separated living, dining, and private zones, while private lift access to each residence removes shared corridor circulation and reinforces the sense of a private home within a tower.

Lifestyle

With only 85 residences across 32 floors, the building is designed for owners who want central Bangkok connectivity without the density that usually accompanies it. Shared facilities are scaled to a small resident community rather than a mass-market development.

Facing a major public park in a city where central green space is limited, the project appeals to long-term owner-occupiers as much as to investors, particularly Thai and international buyers looking for a primary Bangkok residence in a location where comparable park-facing sites rarely become available.
